Spotlight: Health and Safety for Flats and Developments

As a leading property managing agent, we take our clients Health and Safety responsibilities seriously. In our latest guide, we introduce the main regulations our clients meet and the key topics.

Our new factsheet explains how we carry out timely, thorough risk assessments of all properties under our care. You’ll also find information on everything from asbestos building materials to electrical safety and what to do if there’s a fire.

New government measures: Improving building safety standards

“The government is committed to bringing about the biggest change in building safety for a generation,” says Housing Secretary Robert Jenrick.

A regulator will be at the heart of a new regime, and established as part of the Health and Safety Executive (HSE), overseeing the design, construction and occupation of high-risk buildings.

The regulator’s role will include publishing consolidated guidance for building owners. Other initiatives include a proposal to extend the cladding ban following the tragic events at Grenfell Tower and a consultation on fire sprinklers, proposing lowering the height threshold for these in new buildings. More widely, a Fire Safety Bill is set to be introduced to Parliament.

Your 2019 property round-up

2019 has been another busy year for the Gateway Group. We look back at the UK market over the last 12 months.

The UK property market and political landscape were inextricably linked throughout 2019, with Brexit uncertainty yet again dictating performance. We learned which UK cities had recorded the fasted rise in rents and where to find the top ten property hotpots in the country, including the town of Berkhamsted, Hertfordshire, which came out on top with an average rise of £33,875, according to property website Zoopla.

Gateway Today will be back in 2020. Until then, we’d like to wish you a Merry Christmas and a Happy New Year from everyone at the Gateway Group.
